Cape San Blas land sales continue to increase, as typically seen this time of the year. April delivered 15 closings. C30 accounted for 6 sales (1 Lagoon front, 1 Gulf front). Indian Pass closed 5 Gulf front lots, Cape San Blas South closed 3 lots (1 Gulf front) and Cape San Blas North delivered one sale. These sales average $410,300 in a 97 day period. We have 7 lots under contract. As summer approaches, new listings are becoming more plentiful, we are up to 123 available lots. Homes sales dropped by 2, with 6 closings. Cape San Blas North and Indian Pass each closed 2 homes, while the 2 remaining sales came from Cape San Blas South and C30 (Lagoon front). The average sales price was $831,667 in a 64 day period. We have a whopping 16 homes under contract, leaving a large inventory of 120 homes on market, granting many options in the way of townhomes, condo’s, single family, inland and waterfront.
North Gulf County land sales are down from last month, but in a normal range with 6 closings in April. Dalkeith accounted for 4 sales, while Wewa and Honeyville delivered the remaining two. These sales averaged $26,471 in a 160 day period. Currently, there are 9 lots under contract, and 91 to choose from, starting as low as $12,900. This market closed another 5 homes in April with an average sales price of $193,380 over a 90 day period. Dalkeith seems to be a popular option these days, accounting for two of our home sales, while Wewa, City of Wewa and Overstreet North delivered one sale each. We have 8 homes under contract. As of now, we have 24 homes to choose from starting as low as $110k for a fixer upper on Overstreet North and as high as $1.9m for a modest home on 354 acres! This is the only market in our area still untouched by DR Horton builders.
Port St Joe land sales increased to 5. Highland View closed one sale, while the other 4 were in the City of Port St Joe sub area, two of which were acreage tracts in the newer Reserve on Saint Joseph Bay development. The average sales price was $180.100 with an average of 84 days on market. As of now, we have a bay view lot under contract. Port St Joe is a desirable full time occupancy community so if you’re looking for a lot, I highly encourage you to grab one of the 31 available now. Port St Joe closed 6 homes in April, these homes moved in an average of 76 days at a price of $346,620. All of these sales were in the City of PSJ, shockingly only one was new construction! May will likely be very different since the majority of the 24 homes under contract are new construction. We have a nice inventory of 73 homes available.
Mexico Beach land sales fell by 1 with 12 closings in April. Mexico Beach closed 6 lots, St Joe Beach 3, Beacon Hill 2 and one at WindMark Beach. These sales averaged 26 days on market at an average price of $253,350. We have 15 lots under contract. If building is your dream, consider one of the 94 lots currently offered. Our beach market decreased to a mere 9 homes sales in April. Their prices averaged $543,088 in an 82 day period. WindMark Beach delivered 4 sales, St Joe Beach and Mexico Beach (1 Gulf front) each closed 2 homes, while Beacon Hill produced the final. Judging by the 30 homes under contract, I look for sales to rebound from April. Between new construction at WindMark Beach and the new Salt Creek Townhome development, just West of Mexico Beach our inventory of 180 options surely has something for everyone.
