Cape San Blas lot sales saw a rise by 1, closing 21 lots in August.  North Cape San Blas lead with 10 sales (1 Gulf front), C30 closed 6 lots (2 Lagoon, 1 Gulf front), Cape San Blas South closed 4 lots (1 Bay front, 1 Gulf front) and Indian Pass brought up the rear with 1 Gulf front sale.  The average sales price was $127,400 and 188 days on market.  The average sales price dropped by more than $30k and days on market were cut in half from July!  We have another 33 lots under contract!   We’re moving and shaking but still have a decent inventory in this market with 200 lots available.  The number of home sales remained steady with 16 closings.  North Cape San Blas closed 11 homes (3 Bay front, 2 Gulf front), South Cape 3 (2 Gulf front, 1 Bay front), while C30 and Indian Pass each had one sale.  The average sales price slipped down to $713,938 and 164 days on market.  We are typically slowing down this time of year, but the number of homes under contract is in line with July, see all 36 under contract.  And here you can see the 82 homes still available in the Cape San Blas market.

North Gulf County lot sales nearly doubled in August, with 11 closings.  These sales averaged $18,855 in price and 127 days on market.  The North Overstreet sub area secured 7 sales, Wewahitchka 3, and City of Wewa closed our final.   There are 10 lots under contract including the large acreage tract we saw last month. Larger lots typically have an extended contract time to allow for necessary due diligence.  There are 96 lots remaining in this market, made up of restricted and unrestricted properties.  Home sales actually fell again to just 4 closings.  The average sales price was $121,750 with 32 days on market.  The DOM for this market is extremely low!  The Wewahitchka sub area took lead for the fourth consecutive month, with two sales both River front.  The City of Wewa and Howard Creek each closed one home.  We still have 10 homes under contract, many of which have been in this status for a couple of months, financed mobile homes sales have been more than challenging lately.  To help move the process along, its crucial sellers have mobile home title in hand and in their name.  There are 36 homes still available in this market.     

Port St Joe lot sales were back to their norm in August, with 4 closings.  Two of these lots were in the new Summer Pines residential development of the Jones Homestead sub area.  The remaining two sales were in the City of Port St Joe, one in the commercial district.  August carried an average sales price of $76,750 and 36 days on market.  The remainder of the lots in Summer Pines are part of the 27 contracts currently on hand.  Pushing those aside we are left with 45 lots; the bulk require a site built home but we do still have a few RV friendly lots remaining!  Home sales saw another large increase with 13 closings.  The City of PSJ moved 11 homes, including a couple new construction and a few Barefoot Cottage units.  Oak Grove and Highland View each had one sale.  The average sales price also rose to $265,462 with 93 days on market.  If everything under contract closes by the end of September this market will have another astounding month, check out the 39 homes under contract; many of these are part of an Estate that held 36 properties, most of which were long term rentals and now in need of renovating/updating.  Choices are slim in this market with only 17 homes to choose from

Mexico Beach sales are still rising, with a total of 30 lots sold in August!   Mexico Beach sub area closed 15 lots (2 Gulf front, 2 canal front), St Joe Beach closed 5 lots (2 Gulf front), WindMark Beach 5 (1 Bay front) and Overstreet South each closed the remaining five.  The average sales price was $153,047 with 93 days on market.  As of now there are 41 lots under contract.  There are 106 lots remaining on market.  Another slight decrease in home sales this month, with just 20 closing compared to last months 28. Mexico Beach sub area closed 10 homes, St Joe Beach closed another 7 homes, Overstreet South 2 (1 Canal front) and WindMark Beach closed a nice Gulf front.  The average sales price increased again to $352,685 and days on market were nearly cut in half to only 71.  The Beach market is still healthy with another 32 homes under contract.  We currently have 44 homes, townhomes, condos and mobile homes left to choose from. 

As of today, Gulf County has 871 positive (includes 260 inmates) COVID-19 cases.  The numbers keep rising!  City of Port St Joe still requires face masks in all public settings.  Our schools are back in session with staff being required to wear facial coverings and strongly encouraged for students.
