Cape San Blas closed one more deal over July for a total of 12 land sales.  Cape San Blas North delivered 7 sales (1 Bay front & 1 Gulf front), C30 Corridor closed 4 while Cape San Blas South delivered our final.  The average sales price is down to $279,042 however, days on market are as well.  As of now, there are 14 lots under contract. and 92 on market.  Home sales are back up with another 12 closings in July.   Cape San Blas North closed 5 homes, (2 Gulf front), C30 4 (1 Gulf front), Cape San Blas South and Indian Pass (1 Lagoon front) each closed one.  Our average sales price is down a tad at $838,465 likely related to an extremely low sale for this market of a rehab ready property.  These homes averaged 59 days on market.  There are currently only 8 homes under contract leaving 68 for the taking

North Gulf County land sales also increased to 12 in July.  White City closed 4, Wewa (1 Lake front) and City of Wewa each closed 2 lots, while Overstreet North and Dalkeith each closed one.  Slight drop in these sales prices as in other markets, to $65,530 but also a drop in days on market to just 76.  There are a whopping 22 lots currently under contract, some that have been in that status for some time, but a positive that many are in the Overstreet North Wetappo subdivision.   Don’t feel left out, there are still 88 lots to choose from, whether seeking a place to park the RV or a more restricted location to build your dream home.  Residential sales took a plunge in August with just one sale of a mobile home on 6 acres in the Dalkeith sub area.  This home was on the market a mere 6 days and closed at $237,500.  Things are looking much better for September with 13 homes under contract leaving us with 34 available homes.

Port St Joe had a nice month with 6 land sales.  The City of Port St Joe delivered 4 of these sales while the remaining two were RV friendly lots in Highland View.  The average sales price was $108,250 with a period of 122 days on market.  The only lot currently under contract is the BYU Boat Storage Facility in Industrial Park.  The 33 lots on market ranging from $50k for a residential lot up to $1.25m on a Hwy 98 fronted commercial lot.  Home sales in the PSJ market increased to 11 closings in August.  The City captured 6 of these sales, Jones Homestead 3, then Highland View and Oak Grove delivered one each.  If all 29 homes currently under contract make it to closing this could be a record breaking month for the Port St Joe market in terms of units sold.  Many of these homes are in the new Overlook condo building. With 43 homes available, surely we have something for everyone.  😉

Mexico Beach land sales remained fairly consistent with 11 closings.  Mexico Beach closed 6 lots (1 Canal front), St Joe Beach 4 and Beacon Hill 1.  The average sales price was up tremendously from July at $432,864 over an 82 day period.  That’s what we like to see, increased price and decreased time on market!  Only 7 lots are currently under contract but again still early in the month.  With an inventory of 115 lots surely, we can make someone’s dream a reality!  The residential market is booming at the beach!  August closed 29 homes!  DR Horton’s new construction took the lead with 13 sales in WindMark Beach, while St Joe Beach (2 Gulf front) and Mexico Beach each closed 5, Beacon Hill 2 and Overstreet South closed one.  These sales averaged $644,508 with an average of 144 days on market.  The days on market aren’t ideal but…there are another 35 homes under contract!  Like other markets, we still have a reasonable inventory to meet one’s needs with 97 homes available.
