Cape San Blas lot sales had a nice rise in December with 20 closings.  C30 sub area took an unusual lead with 7 closings (1 Gulf front 1 Lagoon front), North and South Cape San Blas each closed 6 lots (1 Gulf front each) and Indian Pass closed a Gulf front.  The average sales price went from $221,450 to $199,652 and 145 days on market which is nearly 60 days from that of November.  Between Covid and politics in general we’ve surprisingly stayed busy, currently there are 30 lots under contract in this market.  Pushing those out of the way we are left with 177 lots.  Residential sales also saw a rise with 22 homes sales in December.  Cape San Blas North closed 15 homes, many townhomes (1 Bay front) (7 Gulf front), Cape San Blas South closed 4 homes (1 Bay front), Indian Pass secured two Gulf front sales and C30 delivered the final sale.  Looks like the average sales price was $627,652 with 87 days on market.  The New Year is off to a great start all around in this market as there are currently 31 homes under contract!!  Even with these aside our Cape San Blas market seems to have some of the better inventory with 55 home currently available.

North Gulf County also had a rise with 7 lot sales in December.  Overstreet North closed 4 lots (1 Pond front), one each for Howard Creek, City of Wewa, and White City.  Our average sales price is back within normal range of $20,688 and 145 days on market.  Currently we have 7 lots under contract, and 89 remaining on market.   Home sales doubled to 4 from last month.  The Wewahitchka sub area closed 2, one being one of the three highest sales for the year in this market at $340k, Howard Creek and North Overstreet also closed one each.  The average sales price was $132,967 and 69 days on market.  As of now we have 8 homes under contract and 26 remaining available.

Port St Joe sold 7 lots in December.  Four in the City; two of those were commercial lots and one was a large track across from the football field purchased by Truland Homes for future development.  Jones Homestead, Oak Grove and Highland View each closed one lot.  The average sales price was $90,833 and 145 days on market.  Currently there are 13 lots under contract, the bulk being in the Summer Pines development of Jones Homestead.  Pushing all of these aside we have 36 lots to choose from.  Home sales saw a small decline to 8 closings, all of which were in the City of PSJ sub area.  The average sales price also saw a small dip to $254,961 however days on market fell to just 76.  There are 10 homes under contract and 47 available.  

Mexico Beach closed 14 lots sales in December.  The Mexico Beach sub area closed 8 lots (1 Gulf front), St Joe Beach 4 (1 Gulf front), South Overstreet and WindMark Beach each closed one.  The average sales price rose to $206,724 with 145 days on market.  Lots of lots under contract, see all 37 here.  Still a nice variety with 98 lots available.  Homes sales had a significant rise to 24 closings vs November’s 14.  The WindMark Beach sub area took the lead this month with 11 closing much being single level DR Horton pre construction homes.  St Joe Beach closed 4, Beacon Hill and Overstreet South each closed one.   Our average sales price was up to $367,576 and 81 days on market. There are currently 37 homes under contract and 39 on market.  

Team 98 finished out the year as Top Producing Brokerage in the Mexico Beach and North Gulf County Markets!!  As an office we closed 283 transactions for a total of $67,068,122 in sales!!!  Personally, I finished the year with 99 transactions and a total of $9,324,100 in sales volume!!  While 2020 was full of uncertainties I can say I am beyond blessed to have worked with so many wonderful people and once again had a record-breaking year in real estate!!  Thank you!!!!
