Cape San Blas lot sales rose by one with 6 closings in December.  Cape San Blas South (1 Gulf front) delivered 3 sales, while C30 (1 Lagon front), Cape San Blas North and Indian Pass each delivered 1 sale.  The Indian Pass sale was one for the books, comprised of 7 Gulf front lots and closed at a whopping $3m!  The large tract sale boosted the average sales price to $709,833 in 80 days, both numbers up from November.  In the land category, this market wrapped up the 2023 year with a total of 98 sales and an average sales price of $302,033 in a 100 day period. As of now, we have 4 lots under contract and 88 active listings.  Looking at the last 5 years, 2021 was by far our best year with 339 sales however, 2023 was the best year in the way of dollars and days on market.  Residential sales were at an unusual low with only 2 closings in December.  A fixer upper at Indian Pass and a new construction on C30, averaging $571,250 in a 70 day period. For the year this market sold 99 homes averaging a sales price of $1,016,322 in a 61 day period.  Currently there are 8 homes under contract and 73 on market.  In a review of the last 5 years 2021 brought 206 sales, 2022 brought the largest average sales price of $1,118,250 and a low of 36 days on market. 

North Gulf County land sales decreased by 3 with 6 December closings.  Dalkeith (mismarked), and Overstreet North each closed 2 sales.  City of Wewa and Wewa each closed a lot with 4-5 acres.  The average sales price was $43,333 in an 80 day period.  For 2023 the North Gulf County market closed 124 lots with an average sales price of $55k over a 99 day period.  Currently, there are 9 lots under contract, and 83 on market.  In a 5 year review, 2022 was the best year for this market with 124 sales and an average sales price of $101,037.  2023 is our best year in regards to days on market.  Home sales remained consistent with another 3 closings in December, 2 in Wewa and one on Overstreet North.  Sales averaged $119,750 with an average 86 days on market.  We concluded 2023 was a total of 59 home sales over a 68 day period at an average sales price of $172,298. For now, we have 5 homes under contract and 35 for the taking.  This year was our 5 year high in the way of sales volume, and the lowest days on market but 2022 took the cake with 81 total units sold.  

Port St Joe sold one lot in Highland View at $70k in 217 days.  For the year this market had an average sales price of $210,170, 77 days on market of 35 sales.  As of now, there are 3 lots under contract and 31 on market.   In the 5 year review, 2020 was the best year for this market in number of transactions with 88 sales.  2023 holds the record for the average sales price, and 2021 had the lowest days on the market. December closed 13 homes, all but 3 were new construction.  City of PSJ closed 7 and The Overlook at Highland View closed 6.  These sales averaged $452,857 with 42 days on market.  For the year there were 122 homes sold at an average price of $374,217 with 71 average days on market. There are 19 homes under contract and 41 available. Over the last 5 years, 2023 was our sales volume leader, 2022 closed 148 homes and 2020 holds the record for lowest days on market (51).

Mexico Beach land sales as PSJ remained consistent with the prior month, delivering 7 sales.  Mexico Beach closed 3 lots, Overstreet South 2 (1 Intracoastal front), St Joe Beach and WindMark Beach each delivered one sale.  These sales averaged $235,664 with just 24 average days on market.  For the year Mexico Beach sold 95 lots at an average of $262,611 in a 98 day period.  There are now 20 lots under contract, and 78 active listings.  In a 5 year review, 2021 delivered the highest number of sales (276) while 2022 held the lowest days on market (67) and highest sales volume with an average of $278,205.  We finished 2023 with 270 sales averaging a price of $604,463 with an average of 103 days on market.  Mexico Beach home sales rose to 19 in December!  WindMark Beach delivered 8 sales, Mexico Beach 6 (1 Gulf front, 1 Canal front), St Joe Beach 3 and Beacon Hill closed 2 homes.  For the year the Mexico Beach market moved 270 homes for an average price of $604,463 in 103 days.  2023 was the 5 year high in sales volume!  2021 took the lead in number of sales (280) and the lowest days on market.  We have 12 homes under contract and 81 on market.
