Cape San Blas lot sales are back up, as expected.  We closed 17 lots in February.  Cape San Blas North closed 10 of these lots (1 Bay & 5 Gulf front), Indian Pass 4 (1 Gulf & 1 Lagoon front), and C30 brought in the final two.  Compliments of a few waterfront sales the average sales price is up to $348,312.  We’ve had many lots under contract recently and up to 87 as of now!!  Im anxious to see if they all make it to the closing table.  There are 123 lots remaining on market.  Residential sales doubled to 21 home sales in February!  Cape San Blas North again in the lead with 12 sales (5 Gulf front 1 Bay front), Cape San Blas South closed 4, Indian Pass 3 (1 Gulf front) and C30 closed the remaining 2.  The average sales price is down a touch from last month to $584,024.  There are now 34 homes under contract and 44 on market.     

North Gulf County made great strides over January with 11 closings.  The City of Wewa closed 5 lots, Dalkeith and Overstreet North each closed 2 then Howard Creek and Wewa sub areas each closed 1.  The average sales price was $31,955.  There are currently 12 lots under contract, keeping our sights high for March!  There are 81 lots still available.   Home sales in this market also had a nice rise with 7 closing.  City of Wewa, Wewa, and Howard Creek each closed two homes and Dalkeith closed our final.  The average sales price saw another small fall to $124,500.  There are 11 homes under contract and 21 available

Port St Joe so far the only market in February to have a decrease in lot sales.  Highland View and City of Port St Joe each closed one lot.  The average sales price was $54,750.  Thing appear to be heating up as we now have 16 lots under contract.  and 38 remaining on market.  Home sales rose by one for a total of 7 sales in February.  Four of these sales were in the City of PSJ and the remaining three were in Oak Grove.  The average sales price was $233,714.  Hopefully all 23 homes under contract will close and give is a marvelous March!  Check out the remaining 23 homes.

Mexico Beach increased by one lot sale from last month giving us 20 closings.  The Mexico Beach sub area closed 11 of these sales, St Joe Beach 7 (2 Gulf front) and WindMark Beach closed the final 2 (1 Bay front).  The average sales price was $220,553.  The beach market is on fire right now with 52 lots under contract, most changing status within just a couple days of hitting the market. We have 75 lots still available, many in restricted and HOA subdivisions.  We closed 15 homes this month. Mexico Beach accounted for 9 of these sales, St Joe Beach 3 (all of which were Gulf front), WindMark Beach closed 2 and Beacon Hill also closed a nice Gulf front home.  The average sales price was $427,646.  There are 49 homes under contract pushing these aside we are only left with 24 homes in the beaches market.

Covid-19 is still wreaking havoc on our precious little community, from last month our Covid results have increased by 96 for a total of 1880 year to date.

The rebuilding and growth in our area is amazing!  In Mexico Beach, ACE Hardware is now open in their new building, the Exxon across from the old Toucans has installed the gas pumps and appears to be moving closer to completion.  In Port St Joe, Burger King is nearing completion, the Sunset Coastal Grill has been purchased and is being cleaned up to begin renovation/reconstruction.  The groundwork has also begun on a Taco Bell on just east of Piggly Wiggly.  Eastern Shipyard has placed its first Ferry at the Port St Joe location for final touches before being shipped to its final destination in New York.  The St Joe Marina has broken ground and hopes to be completed by summer.  In Wewa; O’Rileys Auto Store is scheduled to open April 3, Burger King is shooting for a Fall opening, and while there’s been no groundbreaking there is another Dollar General coming to the Intersection of Hwy 386 & 71!
