Cape San Blas closed 5 lots in February, Cape San Blas North delivered three sales, 2 Bay front, and C30 corridor closed the remaining 2. These sales averaged $541k in a 104 day period. As last month, we have another 4 lots under contract. The 120 new listings are a clear indicator our Spring season has arrived! The Cape market delivered another 7 sales! Cape San Blas North delivered 4 sales (1 Gulf front), C30 2 sales one Bayfront, one Gulf front, Cape San Blas South brought the final sale. Sales price was down ($857,843) and days on market were up (246). Looking forward to a good March with 12 homes under contract. No excuses on finding a home in this market with 129 options available.
North Gulf County had 6 land sales in February. Four of these sales were in City of Wewa, Seven Springs subdivision, where we’ll see a few others close this month by an investor who intends to build spec homes. These sales averaged $44,500 in a 62 day period. There are 12 lots under contract, two of which we’ll see on this list until September. The three sales averaged $168,633 in a 8 day period. March appears to be a little stronger with 5 homes under contract. Take your pick from one of the 29 homes available.
Port St Joe closed 3 lots, two acreage tracts in Jones Homestead and one City lot. The sakes averaged $738,333 in a 62 day period. Currently, we have two lots under contract. Finding a nice lot in this market, can be challenging, we have 90 to choose from as of now. Six of the 8 sales last month were in the City of PSJ sub area, while the remaining two were in Oak Grove and Highland View. The combination produced an average sales price of $302,688 in a 134 day period. Holy moly, we have 25 homes under contract and ample picking of 119 on market!
Mexico Beach delivered 13 sales in February. Five in the Mexico Beach sub area, 4 in WindMark Beach (1 Bayfront) 3 in St Joe Beach and one in Overstreet. The average sales price was $424,231 in a 76 day period. As of now, we have 8 lots under contract, leaving us with 105 for the taking. February was a historical month for this market, with our very own Erika Norton delivering the largest ever sale at $3,150,000, which was one of the 8 sales. The Gulf front definitely boosted the average sales price of $906,438, overall homes saw 83 days on market. Like in PSJ we have another large number of homes under contract for the Beaches (21), still leaving 180 to choose from. There’s no excuse, make your beach home dreams a reality!
