Cape San Blas is starting 2022 off a bit slower than previous months, and drastically from January 2021. January 21 this market closed 14 lots compared to 22’s closing of only 8 lots. Cape San Blas North closed 6 of these lots, while C30 brought the remaining 2. The average days on market was 175 with an average sales price of $186,125. Things are definitely looking up with 32 lots under contract and 75 on market. Residential sales in this market were also down from January & December 2021 with only 7 home sales. Cape San Blas North closed 5 homes (3 Gulf front), while C30 and Cape San Blas South each closed one. The average sales price in this market continues to climb with $1,351,886 and 56 days on market. February looks promising with a whopping 32 homes under contract!! Many being new construction. Pushing these aside we are left with 23 homes in this market.
North Gulf County land sales had a nice rise over December with 12 closing, which is a huge increase from the zero we closed January 2021. The Wewahitchka sub area closed 5 of these lots, City of Wewa and White City each closed 2 while Howard Creek, Dalkeith and Overstreet North each closed one. Our average sales price is back to somewhat normal levels for this market at $37,708 and 134 days on market. We have 17 lots under contract and plenty of inventory with 123 lots available. The North Gulf County market home sales rose by one from December 21, which is also a rise from the 2 in January of 2021. Here are the 6 homes sold in January 2022. Four of our sales were in the City of Wewa with the remaining 2 in the Wewa market. These were about as extreme as you can get with a low end ‘fixer upper’ to a nice ‘move in ready’ home. The average sales price was down from last month at $159,800 and 75 days on market. We currently have 11 homes under contract. There are 29 homes on market, with few ‘move in ready’ options. Which is sad, as this market has become one of the few areas the ‘working’ class is still able to obtain the dream of homeownership.
Port St Joe had had a slight fall from the 5 sales in January and December of 2021. January 2022 had 3 lot sales. One in Jones Homestead while the remaining two consisted of a commercial and residential lot in the City of PSJ sub area. The average sales price was $200k with 134 days on market. February will be a good month if all 11 under contract close as scheduled. There are a mere 18 lots remaining in this market, if your heart desires PSJ better get to looking! The residential market experienced a large fall from 21 to just 4 home sales in January 22. All four of these sales were in the City of PSJ sub area. Average sales prices were also down to $293,879 and days on market up to 62. Just as our other markets PSJ looks to have a nice February with 20 homes under contract. Here are the 32 left to choose from.
Mexico Beach closed 13 lots in January 22. This is a rise over December 21 but still not quite where we were in January of 21. As usual the Mexico Beach sub area lead the pack with 10 sales, Overstreet South, St Joe Beach and WindMark Beach each closed one lot. The average sales price was $228,750 with 175 days on market. Hopefully, February will close all 26 under contract. This leaves us with 39 lots. The Mexico Beach residential market started 2022 with 15 homes sales. Greater than January of 21 but not as strong as December 21. Mexico Beach & WindMark Beach sub areas each closed 6 homes, St Joe Beach 2 and Beacon Hill 1. The average sales price was $529,643 and 62 days on market. That’s less days on market but also a lower average sales price than previous months. As in other markets we have a nice number of homes under contract in hopes of bringing them to a close in February. There are 31 homes on market to choose from, most being townhomes or condos. This market is starved for detached single family homes. Construction is booming but primarily for owner’s vs spec builders.
Residential construction continues as does the commercial building. Subway at Express Lane, 8th St in Mexico Beach is now open!! Driftwood Inn has announced they will start bookings in May! Taco Bell in Port St Joe is nearing their opening with finishing touches being done now. Burger King in Wewa is still in the early stages but appears to be all dried in.
