Cape San Blas surprisingly had no land sales in January! This may be a first since starting this report in 2016! February is off to a decent start with 9 lots under contract. There’s ample inventory available of 88 lots, as low as $89,900. While land sales were a little disappointing, home sales increased from December with 7 closings. Three of the four sales on South Cape San Blas were new construction, Cape San Blas North delivered 2 sales (1 Gulf front) and C30 brought up the rear with a cabin style home on 3 acres. These sales averaged $1,456,093 over a 174 day period. Seven is the lucky number in this market, with that number under contract. Call me to see any of the 88 homes available.
North Gulf County land sales remained consistent with another 5 closings. City of Wewa delivered 2 of our sales, while Overstreet North, Dalkeith and Howard Creek each delivered one sale. These sales averaged 110 days on the market with an average sales price of $45,900. There are 8 lots under contract, and 81 for the taking. Home sales remained somewhat consistent with 2 closings in January. One in the City of Wewa, and the other in Howard Creek. The two sales averaged $131,250 in value and 25 days on market. As in the Cape market, February looks promising with 9 homes under contract. There are 32 homes available, starting as low as $92k.
Port St Joe also remained consistent with 2 more sales. One in the City of PSJ and one in Cape Plantation of Jones Homestead. These sales averaged $68,500 over 96 days. As of now, there are 2 lots under contract and 28 on market. January home sales fell a touch for this market, but still a nice finish with 9 sales, 8 of which were in the City of PSJ with the final condo sale in Highland View. These sales averaged a price of $408,287 in a 45 day period. We have 23 homes under contract, the bulk being new construction. No fear, there are still 54 options to choose from!
Mexico Beach land sales also consistent with 8 sales. An investor picked up 4 Beacon Hill lots and will be developing homes. Agents also moved 2 lots in St Joe Beach, WindMark Beach and Mexico Beach each closed one lot. Averaging $191,625 over an 84 day period. If you’re a gambler, 8 is the number! Here are the lots under contract. If your heart is set on the beaches market, consider one of the 79 lots available. As in other markets, January was also a little slower for MB, with 13 closings. Mexico Beach delivered 5 of these sales (1 Gulf front), WindMark Beach 4, St Joe Beach 3, and Beacon Hill with one sale. Currently, there are 19 homes under contract. As seen in other markets, we have a reasonable inventory of 101 homes on market in Mexico Beach, so there should be something for everyone!
