Cape San Blas closed 2 lots in January, Cape San Blas North delivered a sale in the prestigious Ovation subdivision, while Cape San Blas South delivered a nice Bayfront sale. The two averaged $275k in a 69 day period. Have no fear things are picking up with 4 lots under contract. Here are the 111 lots available. January kicked things off nicely in this market with 7 homes sales! Cape San Blas North delivered 5 sales (2 Gulf front),Cape San Blas South (1 Gulf front) and C30 each closed one home. The average sale price was $1,034,429 in a 134 day period. As of now, there are 11 more homes under contract. With an inventory of 114 homes, surely there’s something for everyone.
North Gulf County closed 5 lots in January. Overstreet North delivered two sales, while Dalkeith, Wewa, and White City each closed one. Combined these sales averaged $35,180 in an 181 day period. There are 8 lots under contract and 90 lots available. Overstreet North delivered our only sale of a Wetappo Creek front home, which was $208k and took more than 136 days to close. February is a bit more promising, with 4 homes under contract. This market is certainly more budget-friendly, but there are not a ton of options as of now. See all 22 homes available here.
Port St Joe closed 4 lots in the City with an average price of $205,750 in a 65 day period. There are 5 lots under contract and 40 available. Another 8 homes sales for PSJ, City of Port St Joe moved 4 units, while Jone Homestead closed two nice ones along the airstrip, and Highland View closed the final sale. The average sales price was $462,038 in a 128 day period. We have 16 homes under contract and 98 on market.
Mexico Beach market closed 3 lots in January, one each in St Joe Beach, Beacon Hill and Mexico Beach. The three averaged $266,667 in a 43 day period. As in other markets, things are heating up with 14 under contract, leaving us with 100 options to choose from. The beach numbers remain consistent compliments of the DR Horton homes at WindMark Beach, they provided 8 of the 13 sales last month. We did have a sale of one of the original WindMark Beach homes in that market. St Joe Beach and Mexico Beach (1 Gulf front, 1 Canal front) each closed 2 homes. In what seems a mere 61 day period these homes delivered an average price of $559,463. Currently, there are 15 homes under contract and 134 for the taking.

My favorite burger spot, Richey’s Roadhouse Grill has moved from the corner of Hwy 98 and CR 386 to Hwy 98 in Port St Joe, just before the light at Hwy 71. On a personal note, my husband and I have launched our first short term rental of a manufactured home we renovated in North Gulf County and…very unexpectedly purchased the Howard Creek Country Mart also located in North Gulf County.
