Cape San Blas had 2 sales in January, which is historically a slower month due to coming out of the Christmas season.  Both of these sales were RV friendly lots in the SR 30 sub area.  The combined delivered an average sales price of $174,500 in a 141 day marketing period.  Things have certainly picked up now that the holiday season is over; there are 12 lots under contract. With 111 to choose from, as we approach the Spring selling season, I anticipate that number to increase. The residential market didn’t have much of a slowdown with 11 home sales.  Cape San Blas North closed 7 homes (2 Gulf front), Cape San Blas South (1 Gulf front), and C30 (1 Gulf front, 1 Bay front) each closed two homes, Indian Pass closed a Lagoon front home.   These homes averaged a price of $922,945 in a 191 day period.  As of now, we have 13 homes under contract. And 111 must be the magic number for this market, as that’s the same number of homes available.

North Gulf County delivered 4 sales in January, 2 in the Wewa sub area and the other two in the Overstreet North market.  The average sales was $36,600 over a 203 day period. There are 6 more lots under contract and 77 for the taking. January was a record breaking month for this market, with an $800k home sale in the Wewa sub area.  This home was intended to be a ‘forever home’ but as we know, life can throw a curveball from time to time, this family was able to find a buyer willing to pay what they needed to move on.  In all, there were 7 sales, 3 in the City of Wewa (1 Riverfront), the highest sale and one other in the Wewa sub area, with the remaining two in Dalkeith and Howard Creek.  Even with the big ticket sale the average sales price for January was only $243,213, with an average of 128 days on market. Seven is a lucky number here, as that’s the number of homes currently under contract.  If you want a place in paradise but have a smaller budget, consider one of these 38 homes. 

Port St Joe moved a lot in Jones Homestead in January at a price of $110k after 138 days on market.  We have 2 lots under contract and 39 active listings.  This market delivered 12 home sales in January.  Aside from the one sale in Jones Homestead, all the others were in the City of PSJ, the majority being new construction.  The 20 homes under contract are more of a mix, new construction and existing homes. The on-market homes are also a nice mix of new and existing construction with 99 available options.

Mexico Beach doesn’t have any January land sales to report, but is off to a nice start in February with 14 lots under contract. If building or placing an RV in this market is on your mind, check out the 113 lots still available.  The Mexico Beach market closed 16 residential properties last month, like Port St Joe primarily new construction. Mexico Beach sub area closed 6 homes, one being a $3.7m Gulf front home in the Sugar Sands development, WindMark beach accounted for 9 sales with St Joe Beach bringing our final.  Those sales averaged $659,081 over an 82 day period.  We have 19 homes under contract, and a whopping 192 available.    

Seaside Market Grocery in Mexico Beach has officially broken ground and hopes to open its doors before the end of the year.  Toucans is moving along nicely, and also hopes to be completed this year.  If you’re in town on a weekend, be sure to check out the Farmers Market, held in Port St Joe the 1st and 3rd Saturday of each month and in Mexico Beach the 2nd and 4th Saturday of each month.
