Cape San Blas lot sales as you’ll see in most other markets feel from previous months.  In this market, there were 29 closings in July.  Cape San Blas North closed 9 of these lots (1 Bay, 1 Gulf front), C30 corridor 10 (1 Lagoon, 1 Bay front) Cape San Blas South 5 (1 Gulf front) and Indian Pass closed the remaining 5 lots (1 Lagoon).  The average sales price was $212,098 and 153 days on market.  August appears to be on a better track with 53 lots under contract.   There are still many decent options for vacant land in this market, see all 81 here.  Existing homes sales also feel market wide, Cape San Blas closed 15 home sales.  The Cape San Blas North sub area lead the way with 11 sales (2 Gulf front), Cape San Blas South 1 and C30 3.   The average sales price was $982,278 and a much higher than usual, 483 days on market.  Summer will continue strong with another 19 homes under contract, leaving just 30 to choose from.    

North Gulf County closed 4 lots in July.  The Overstreet North sub area closed two waterfront lots, Wewa and White City each closed one.  The average sales price was $27,240 with 153 days on market.  When reports were ran there were 11 lots under contract in this market, hopefully we’ve kept them all on track!  New listings abound with 101 available, ample options for new construction, RV or mobile home placement.  Unlike in other markets, home sales in North Gulf County  saw a rise from June with 10 July closings.  City of Wewa and Wewa sub areas each close three homes (1 Riverfront), Howard Creek 2, while White City and Overstreet (1 Lakefront) each closed one.   e average sales price, coming in at $264,500 with 68 days on market.  Im currently showing 16 homes under contract however due to the lapse in preparing reports several have closed and will be added to the August ‘sold’ report.  North Gulf County has a few options available and the only market with any home options under $100k, see the remaining 16 homes available.      

Port St Joe closed 5 lots in June.  City of Port St Joe sub area accounted for 3 of these sales with the remaining two in the Summer Pines subdivision of Jones Homestead.  The average sales price was $159,169 and 153 days on market.  We have 6 lots under contract in this market.   If you are looking to built, place an RV or mobile home we have 30 options available to choose from.  In the way of residential sales we had 12 closings, 10 in the City limits and 2 in Highland View sub areas.  These sales averaged a price of $317,421 and 60 days on market.  Numbers look to double in July with 24 homes under contract!  Pushing those aside we have 29 homes left to choose from in this market.

Mexico Beach is still highly sought after and closed 24 lots in June!  The Mexico Beach sub area closed 9 lots, St Joe Beach 8, WindMark Beach (1 Bay front) and Overstreeet South each closed 3 with Beacon Hill closing our final 2.  Shooting to close the current 27 lots under contract and publish on our August report!  The average sales price was $151,294 and 153 days on market.  We have 52 lots left to choose from, don’t miss your chance!  Our residential market in Mexico Beach saw a fall as most markets but still closed 29 homes!  The Mexico Beach sub area closed 18 homes, WindMark beach 5, St Joe Beach 4 and Beacon Hill 2.  The average sales price was $390,604 with 54 days on market.  Looks like we will have a strong finish to summer with 45 homes under contract.  A few options still available for thos seeking the perfect beach home, see all 32 here.
