Cape San Blas land sales are once again on a positive incline with 11 closings in July. Cape San Blas North closed 5 lots (2 Bayfront, 1 Gulf front), Indian Pass closed 3 (1 Lagoon), C30 closed 2 lots while Cape San Blas South delivered our final sale of a Gulf front lot. The average sales price was $338,455 with 108 days on the market. As of now, there are 15 lots under contract. We have 98 lots on market, offering a variety of options at various price points. Home sales were ½ of what they were in June with just 5 closings in July. Cape San Blas North closed 3 homes, (2 Gulf front), and Indian Pass closed 2 homes (1 Gulf front). Due to the size of these sales, the average sales price rose to $1,145,500 closing in an average of 35 days on the market. Fingers crossed all 13 of our current contracts will close. There are 62 homes still available in this market starting at $329k.
North Gulf County closed 8 lots in July. White City closed 5, Overstreet North 2 and City of Wewa delivered the final lot sale which included an RV. These sales averaged $69,800 in an average of 104 days on market. As in the Cape San Blas market, fingers crossed all 18 lots under contract will make it to the closing table. This market has the largest inventory of lots available (91), offered as low as $12,900, and the most flexibility as to what can be placed. We had 4 nice sales in July, 2 each for City of Wewa and Overstreet North, delivering a nice average of $268,500 with 61 days on market. As of now, there are 8 homes under contract, many with acreage which seems to be a rare find, yet highly desirable. With 35 options available surely there’s something for everyone, starting at $75k for a fixer upper.
Port St Joe closed 2 lots in July. One in the restricted Cape Plantation subdivision and a nice commercial lot in downtown PSJ. These sales averaged $288,500 in a 5 day period. As of now, there are 5 lots under contract and 30 to choose from. PSJ home sales slowed a bit in July with 8 sales. City of PSJ delivered 7 of these sales and one in Jones Homestead. The sales averaged $363,063 over a 109 day period. There are a whopping 28 homes under contract many being in the new Overlook condo development in Highland View. There are 45 homes available in this market.
Mexico Beach land sales doubled with 12 July closings. St Joe Beach moved 6 lots, Mexico Beach 4, while St Joe Beach and Beacon Hill each closed one. While sales numbers rose, the days on the market fell to $170,250 and days on market more than doubled to 112. There are a mere 8 lots under contract as of now, leaving 109 for the taking. Starting as low as $89k and ranging to nearly $10m offering ample choices no matter the budget. Of the 20 homes that sold in July, 14 were DR Horton homes in WindMark Beach, some being new construction while others being some of the 2020 built units. Mexico Beach closed 4 homes (1 canal front), St Joe Beach delivered the remaining 2. These sales averaged a price of $521,580 over a period of 117 days. There are 38 homes under contract, again the majority being DR Horton homes. No shortage of options with 91 homes on market. Detached single family, condo, townhome, HOA or not, there’s something for everyone.
