Cape San Blas land sales are on a positive incline with 8 sales in June. Cape San Blas North closed 5 lots (2 Gulf front), while Cape San Blas South, C30 (1 Gulf front) and Indian Pass (1 Gulf front) each delivered one sale. Thanks to the Gulf front sales, the average sales price is up tremendously from May at $516,625 with an average of 154 days on market. As of now, there are 13 lots under contract. We have 97 lots remaining on market. Home sales took a small dip with 10 closings. Out of the norm, Indian Pass lead the way in June with 4 sales (1 Lagoon front, 3 Gulf front), while Cape San Blas North (1 Gulf front), c30 (1 Lagoon front), and Cape San Blas South each closed 2 homes. These sales averaged $1,038,570 in a 64 day period. July sales are forecasted to be stronger with 14 homes already under contract. North Gulf County land sales are back up with 9 closings in June. Overstreet North closed 3 lots, White City and Dalkeith each closed 2, while City of Wewa and Wewa closed one each. The average sales price was $111,588 (thanks to a 121 acre parcel in the Dalkeith sub area) and averaged 76 days on market. This market also looks to have a rise in July with 14 lots under contract. Check out the remaining 90 options here. June delivered 6 home sales. Two closings in the City of Wewa and White City and one closing each in Overstreet North and Howard Creek. These sales averaged $167,583 over a 101 day period. Consistency seems to be key in this market, we have another 6 homes under contract. Check out the 30 homes remaining here.
Port St Joe closed 2 lots in June, a 2 acre lot in Jones Homestead and a lot with pole barn in Highland View. The average sales price was $145k with 51 days on market. As of now, there are 3 lots under contract and 27 to choose from. PSJ home sales remained consistent with May’s, delivering another 12 sales. Nine closing occurred in the City of PSJ market, while Highland View, Oak Grove and Jones Homestead each closed one. The average sales price was up to $355,300 over a 39 day period. Here are the 23 homes under contract, still several new construction. Here are the 39 available.
Mexico Beach land sales are down again with just 6 sales in June. Mexico Beach closed 3 of these sales, while St Joe Beach delivered 2 and WindMark closed the final. The sales averaged $246,500 over a 36 day period. We currently have 12 lots under contract . With an active inventory of 99 lots. Homes sales increased rose with 32 closings. And again, DR Horton’s new construction in WindMark Beach lead the way with 18 of those sales, Mexico Beach 10, St Joe Beach 2, Overstreeet South and Beacon Hill each closed one home. These sales averaged $590,012 in an average of 117 days on market. Look like we’re on track for nice July with 29 homes under contract and our favorite number 98 homes on market.
