Cape San Blas land sales continue to fall, which is extremely unusual for this time of year.  June closed only 2 lots.  One on Cape San Blas South, and the other was an RV friendly lot in the C30 corridor.  These sales averaged $112,500 in a 53 day period.  As of now, there are 3 lots under contract.  There’s ample inventory of 118 available lots.  Home sales weren’t super impressive last month either, all 3 of these sales were on North Cape San Blas (1 Bayfront) with an average price of $730k in a 72 day period.  July looks a little better with 4 homes under contract.  I think it’s obvious we are shifting from a serious seller’s market and putting more control in the buyer’s hands with a whopping 141 available homes.

North Gulf County land sales took a huge hit, with just one closing on Overstreet North at a price of $40k after 252 days on market.  This market is looking to redeem itself with the 10 contracts on hand. We normally have a nice inventory of lots in North Gulf County, as reflected in the 102 currently available. June closed two homes, one on Overstreet North, and the other in Wewahitchka.  These sales averaged $182,500 in a 22 day period.  As in land, home sales look better for July judging by the 7 homes under contract.  We have 32 homes available for purchase at this time.

Port St Joe closed one RV lot in Highland View, at $180k after just 46 days on market.  We have two lots under contract, both in RV friendly areas.  The 36 lots on market bring a multitude of opportunities, from home sites in the City, to unrestricted lots and commercial development opportunities.  Three of the four homes closed in June were new construction.  The sales averaged a price of $360,856 in a 79 day period.  As in the North Gulf County land division, this market is making a comeback in July with 22 homes under contract. Mexico Beach as other markets saw a drop in sales, with just 3 land closings. Two of these sales were in St Joe Beach, while the third was an 18 acre parcel on Soth Overstreet.  The three averaged $215k in a 96 day period.  We have 6 lots currently under contract and 110 to choose from.  As in PSJ, there are a variety of available lots, from RV approved along South Overstreet, restricted subdivision lots, to waterfront options.  June home sales also saw quite a drop with just 9 closings.  St Joe Beach delivered 4 sales, Mexico Beach 3 and WindMark Beach 2.  The average sales price was $538,897 in a 102 day period.  As seen in other markets, July sales look promising judging by the 31 homes under contract!  Check out the 164 homes still available in this market in this link.

While politics in Mexico Beach have been a mess lately, we are seeing positive progress in the way of development.  Construction of the beloved Toucans Restaurant and Bar is underway.  Forgotten Coast Brewery is now open offering a nice menu and a great indoor dining atmosphere. Don’t let the name fool you, this place is more than just a brewery!
