Cape San Blas lot sales continue to increase by one the last couple months, with 7 June sales.  C30 took the lead last month, moving a couple RV lots and a Gulf front, Cape San Blas South closed 2 lots (1 Gulf front) and Indian Pass brought up the rear with another Gulf front sale.  The average sales price was $408,557 in a 71 day period.  We’re a little better than ½ way through the month with 3 lots under contract. Listings continue to increase with 161 options available to buyers in this market. Home sales slightly rose with 8 sales. Cape San Blas North closed 5 homes (2 Gulf front, 1 Bayfront), Cape San Blas South, C30 and Indian Pass (1 Gulf front) each closed one a home.  The waterfront homes keep the average sales price in the market north of the $1m mark, bringing this month to $1,227,215.  Ther averga sales price was down a touch but the days on market (102) were too!  Things have certainly heated up since the 4th of July holiday, we have 12 homes under contract in this market.  With an inventory of 151 homes, we should be able to find something for everyone.

North Gulf County land sales increased to 6 in June.  We had one sale in each of sub area of this market last month. Producing an average sales price of $51,667 in a 114 day period.  Both of these numbers are up from prior months.  There are 10 lots currently under contract and 107 to choose from.  Numbers remain consistent in this market with 2 home sales, one in City of Wewa, the other an acreage property in Wewa.  These sales average $137,450 over a 36 day period (this number is skewed, as the City of Wewa home was relisted the day it went under contract).  When I ran reports yesterday, there were 5 homes under contract, since I’ve added 2 more to that list.  We have 40 homes to choose from, and receive limited interest in most.  The two homes I placed under contract this morning were on market less than 48 hours, but they were aggressively priced and in excellent condition.

Port St Joe had 3 lot sales in June. PSJ moved a lot in Barefoot Cottages while the remaining were RV friendly lots in Jones Homestead and Oak Grove.  The 3 averaged $94k in 92 days. July looks good for this market as many others with 6 lots under contract. Lots in this market are slow to move but also harder to come by, see the 44 available here.  Port St Joe home sales increased to 12 in June, all in the City of PSJ and more existing home sales than new.  There are a whopping 19 homes under contract, leaving 118 homes remaining

Mexico Beach oddly enough, this market also fell in the number of land sales, with just 5 June closings.  Mexico Beach and Overstreet South (1 Intracoastal Waterway) delivered two sales, and St Joe Beach closed a lot in the Gulf Aire Subdivision. The average sales price was $238,300 in a 41 day period. Numbers are rising for July with 11 lots under contract.  As in most of our other markets there’s a plethora of options in these 127 lots. Lot sales may have been slim last month for this market, but more than made up for that in home sales with 20 closings. WindMark Beach closed ½ of these sales, Mexico Beach 5, St Joe Beach 3 and Beacon Hill closed 2.  These sales averaged a price of $734,097 in a 104 day period.  These are the type of numbers we like to see, a rise in transactions and sales price with a drop in days on market. As you can see from the increased market activity, summer is in full swing! Many sellers are having to make reductions to get activity, so please dont be surprised when I call in the coming days to encourage such, especially if you have a home that hasn’t been shown recently.
