Cape San Blas lot sales remain steady with another 12 closings in March.  C30 Corridor and North Cape San Blas sub areas each delivered five sales, while Indian Pass closed another two lots.  North Cape San Blas sales included one Gulf front and one Bay front lot.  The average sales price of these lots was $203,250 with 106 days on market.  Not much of a slow down according to the 10 lots under contract.  We still have 206 lots available.   March experienced a mild decrease with 8 homes sales.  The C30 Corridor took the lead this month with three sales, while North and South Cape San Blas delivered two each, and one at Indian Pass.  Two of these sales were Gulf front and one Bay front.  The average sales price was $661,857 and 131 days on market.  There are 9 homes under contract and 97 on market

North Gulf County lot sales also saw a mild decrease to just 5 closings.   Overstreet North took the lead on this month’s land sales with three, two of which were 40 acre parcels.  While Dalkeith brought the remaining two sales.  The average sales price is up again from our usual due to the large acreage for a combined average of $78,400 and 81 days on market.  Numbers remain on track for April with 5 lots under contract.   There are still 108 lots to choose from in this market, ranging from large parcels to less than ½ acre.  Homes sales took a significant hit in March to only 2 closings vs February’s 6.  Both mobile home sales, one riverfront in the Wewa sub area and the other with some acreage in Howard Creek, both sold by Team 98!  ?  The average sales price was up from last month at $136,050 and 87 days on market.  There are now 7 homes under contract, many of which are utilizing SHIP funds.  The time under contract is a bit longer when utilizing SHIP funds due to the coordination and time required to release funds.  Homes available remains the same with 42 active listings.

Port St Joe lots sales were only down by one from last month, with 5 closings.  Three of these sales were in the City of Port St Joe which will soon be new homes, one sale in Highland View where the most popular use is for RV.  We had one Bay front sale from WindMark Beach fall into this category by error.  This error has created a huge skew in our average sale price, showing it at $138,080 and 87 days on market.  Contracts remained consistent with last month, giving us another 9 lots under contract leaving 48 to choose from.   Homes sales also had a slight decrease to just 5 sales, all of which were in the City of PSJ sub area.  The average sales price saw a nice spike to $200,200 and 50 days on market.  There are another 5 currently under contract, leaving 57 to choose from with several of the desirable Barefoot Cottage units and a few new construction available. 

Mexico Beach vacant land sales remained in line with February, closing another 9 lots.  Mexico Beach closed 6 of these lots with one Canal front.  While St Joe Beach closed the remaining 3.  The average sales price was $134k and 55 days on market.  We have another 16 lots under contract, which appears to have many that carried over from last month’s report.  If you or someone you know is still searching, have no fear we have plenty to choose from, see all 148 available here.  The residential market saw another rise with 19 closing.  Mexico Beach subarea closed 7 of these homes while WindMark Beach closed 6, DR Horton is slashing prices on their existing homes in order to make way for the new phase of single level homes.  St Joe Beach sub area delivered 4 sales and Overstreet South brought our final two.  The average sales price was $286,532 and 118 days on market.  The Mexico Beach market is still our highest producer and doesn’t appear to be slowing down, there are currently 23 homes under contract.  Pushing those aside we are still left with 73 homes available.   

The lovely Covid-19 has slowed things quite a bit for us, however we are still showing properties to local residents and using Facetime for ‘virtual’ showings to our out of town customers.  The concerns brought by this nasty virus doesn’t seem to be halting all of production, as many of us have placed properties under contract with cash and financed buyers since the pandemic began.
