Cape San Blas lot sales skyrocketed in March with 41 closings!  Cape San Blas North closed 16 of these lots (4 Bay & 3 Gulf front), The C30 corridor closed 12 (1 Canal & 2 Gulf front), South Cape San Blas 5 (1 Gulf front) and Indian Pass 3 (2 Gulf, 1 Lagoon front).  Many of the C30 sales were in the Waters Edge subdivision which has sat dormant for several years.  The average sales price was $166,768 and 138 days on market.  There are a whopping 99 lots under contract leaving us with 103 to choose from.  Residential sales also saw a rise but not quite the volume of lots.  The 24 closings averaged 86 days on market with an average sales price of $702,884.  Cape San Blas North had 14 sales (4 Gulf front), Cape San Blas South and C30 corridor each closed 4 (1 Canal & 1 Gulf front at C30), Indian Pass had 2 sales, one estate home spanning Lagoon to Gulf the other Gulf front.  There are now 43 homes under contract and just 28 on market.     

North Gulf County hanging in there with 10 lot sales in March.  Wewahitchka sub area closed 4 lots (1 River front), Overstreet North 3, Dalkeith 2 and City of Wewa 1.  The average sales price was $25,090 with 142 days on market. April looks promising with 20 lots under contract.  This market still has a decent share of lots to choose from, see all 79 here.   There were 6 home sales in March. Two in the City of Wewa (both River front), 2 sales each for the Wewa and Overstreet North markets.  The average sales price was up quite a bit to $211,817 and 112 days on market.  Currently 13 homes under contract and 18 available

Port St Joe moved 8 lots in March.  City of Port St Joe closed 4 (2 commercial), Oak Grove closed 3 RV lots and Jones Homestead closed on a nice 2 acre restricted lot.  The average sales price was $84,343 and 123 days on market.  We currently have 17 lots under contract and 32 on market.  Agents closed 6 homes in the City of Port St Joe last month.  With an average sales price of $217,695 and 61 days on market.  We have another 23 homes under contract and 21 remaining.  

Mexico Beach back in the game with 40 land sales in March!   The Mexico Beach sub area closed 22 of these lots (1 Gulf front), St Joe Beach 11 (2 Gulf front), Beacon Hill 4 (1 Gulf front) including an 11 are commercial tract, Overstreet South 2 and WindMark Beach closed on a Bay front.  The average sales price was 212,163 and 94 days on market.  There are a whopping 56 lots currently under contract.  Check out the 63 remaining here.  The residential market is doing well with 28 March closings.  Mexico Beach accounted for 12 of these sales (1 Gulf front), WindMark Beach and St Joe Beach each closed 7 homes (1 Gulf front) and Overstreet South closed 2.  The average sales price was $396,633 with 68 days on market.  We have 40 homes under contract and 24 still available.  There are 49 homes under contract pushing these aside we are only left with 24 homes in the beaches market.

Gulf County only had 46 new Covid cases over the last month!  Its surprising to see the numbers fell from last month with all the Spring Break visitors.  Should be interesting to see what the numbers look like next month as we still have families down for vacation.

The growth and rebuilding of our community continues!!  Mexico Beach now has a gas station!!  Burger King is open in Port St Joe!  O’Reiley’s in Wewa is open and clearing has begun for the Dollar General at the intersection of Hwy 71 and CR 386.  Many of the new business are working on limited hours due to lack of staffing.  While much of our Country may still be struggling, our little community is up and running and needs the Covid unemployment benefits to end!  Now hiring signs are everywhere but many business owners are hearing from applicants they can only work limited hours so it doesn’t interfere with the $600/week unemployment!  This is just sad!
