Cape San Blas slightly increased with 7 closings in March. Each market delivered a waterfront sale of some capacity. C30 (1 Lagoon front), Cape San Blas North (1 Gulf front), Indian Pass (2 Gulf front) each closed two lots, while Cape San Blas closed a Gulf front lot. These sales averaged $582.857 with an average of 40 days on market. The 13 contracts on hand are a nice reflection of Spring, hopefully we can keep them all together for a good April! We have a nice inventory of 117 available lots. Homes sales remained consistent with another 8 closings. Cape San Blas North and CR30a sub areas each delivered 3 sales. Cape San Blas delivered 2 sales (1 Gulf front). The average sales price fell below the $1m mark for the first time since October, March’s sales averaged $852,688 over a 71 day period. We have 10 homes under contract and 107 available options.
North Gulf County land sales more than doubled in March with 11 closings. A few of our sales last month were marked with the wrong sub area, so please overlook the error. City of Wewa and Overstreet North (1 ICW, 1 Wetappo Creek front) each closed 4 lots. Wewa sub area produced our final three sales. The average sales price was $62,482 with an average of 116 days on market. We have just 7 lots under contract leaving 88 for the taking! Once again, 5 is the magic number in North Gulf County. Of the 5 sales in March, City of Wewa closed 2 (1 River front), while Overstreet North, Dalkeith, and White City each closed one home. The average sales price was $186,930 in a shockingly low 16 average days on market. April appears to be on the rise with 11 homes under contract, and 23 remaining on market.
Port St Joe had two land sales last month, one in Highland View the other in City of PSJ. The Highland View values for vacant land have seen a very positive rise, due to being one of the few remaining coastal areas that allow RVs for overnight use. We currently have two more lots under contract with an inventory of 29 more. PSJ had a nice month with 15 home sales. Each of March’s sales were in the City of PSJ. Once again the majority being new construction. These sales averaged $373,718 in an 41 day period. There are 21 homes under contract and 33 for the taking.
Mexico Beach land sales fell a touch from February with 13 March closings. St Joe Beach lead the way with 5 sales (1 Gulf front), Beacon Hill and Overstreet South (1 ICW), Mexico Beach closed the final two. Each of these averaged $218,438 in a 66 day period. The beaches remain strong with another 15 lots under contract and a whopping 86 to choose from. Homes sales still springing at the beach, with 16 more home sales. Again, DR Horton at WindMark Beach delivered the majority of 10 sales, while Mexico Beach closed 5 (1 Canal front), with St Joe Beach delivering our final sale. As in the PSJ market, the new construction homes are clearly a buyer favorite! These sales averages a price of $630,495 in a 47 day period. Currently, we have 18 homes under contract and 164 others to choose from, many being new DR Horton townhomes, just west of Mexico Beach.
