Cape San Blas remained steady with 14 lot sales in May! Cape San Blas North closed 6 lots (1 Bay front & 1 Gulf front),  Indian Pass closed 5 lots including a rare 14 acre Gulf front tract and 2 other Gulf front lots, C30 closed 4 lots (1 Lagoon front) while Cape San Blas South brought up the rear with 1 sale.  The average days on market was 55 was a huge increase in average sales price of $664,020, clearly related to the 14 acre sale.  As this in April’s report, we have another 25 lots under contract.  Inventory continues to increase with 88 lots available.  The Cape San Blas residential market continues to be an interesting one to watch!  As in land sales there were 14 homes sales.  Cape San Blas closed 10 of these homes, 7 being Gulf front!  Cape San Blas South closed the remaining 4 (1 Gulf front).  The average sales price was $1,217,693 and 34 days on market.  When this repot was ran there were 27 homes under contract and 37 available.  Many of the new listings are new construction by TruLand Builders.

North Gulf County had close to a record breaking month with 14 lot sales. in May.  City of Wewa closed 4 lots while Dalkeith, Overstreet North (1 Creek front) and White City each closed 3.  Howard Creek definitely had a shocking sale of a 3 acre parcel at $120k!!  The average sales price was up another hair to $37,164, days on market increase significantly from April’s 63 to 199 in May.  Contacts on hand (22) are slightly less than this time last month but still a strong number for this market.  With the changes in inventory we are holding strong with 93 lots available.  The North Gulf County residential market still moving a faster pace than usual with 12 closings in May.  City of Wewa and Dalkeith each closed 3 homes, Wewa and White City each closed 2, then Howard Creek and Overstreet North each closed one.  The average sales price continues to increase and currently at $211,420 with 115 days on market.  There are currently only 6 homes under contract, leaving an inventory of 21 homes on market.

Port St Joe isn’t usually a high volume lot market, but this is the first in quite some time there were NO lot sales.  Things are looking up for June with 10 lots under contract.   There are 19 lots on market as of the time reports were pulled.  The residential market of Port St Joe did much better than the land market.  We had 23 closings in May, 2 in the Oak Grove sub area, while the remaining 21 were in the City of PSJ.  The average sales price was $348,548 and 46 days on market.  We have another 25 under contract leaving 23 to choose from.

Mexico Beach had a HUGE cool down in April with only 8 lots sales. Possibly another record breaking month but opposite of the kind of records we want to break, LOL.  St Joe Beach closed 4 of last months sales, with Beacon Hill and Mexico Beach clossed 2 each.  Nonetheless, things are on the upswing for June with 18 lots under contract.  The average sales price was half of April’s at $265,238 in May but stayed in line with 59 days on market.  We cant blame the lack of sales on inventory when talking about vacant lots, there are 71 currently on market.  Mexico Beach residential sales were much stronger than lot sales with 22 closings.  The average sales price was $642,026 and 35 days on market.  There are 41 homes under contract and 53 left on market.

Cape San Blas has a new restaurant, ‘The Smokehouse’ serving BBQ, chicken and burgers.  This is an excited new addition to the Cape!  Burger King in Wewa is now hiring and will soon be open for business!  The Honey Hole is another new independently owned restaurant opening soon in Wewa.  The old Sunset Coastal Grill in Port St Joe will soon open as ‘The White Marlin & Oysterette’.  Mexico Beach has several new food trucks including Birddogs Hot Dog Stand, Super Scoops Ice Cream and a couple others I cant recall at the moment.  (Sorry MB, I love you though!)  Driftwood Inn is now open and full of guest!!
