Cape San Blas lot sales are down again to just 13 in November. North Cape San Blas lead the way with 6 sales (2 Gulf front), c30 closed 4 lots (1 Gulf front) and Indian Pass closed three Gulf front lots. The average sales price increased to $221,450 and days on market decreased to 93. We have plenty under contract, see all 42 here. There are 166 lots remaining on market. Cape San Blas had 19 homes sales in November. We typically see a decrease in sales this time of year however national statics show home sales continued strong into the fall, believed due to the flexibility of families being able to work and educate remotely as well as the still low interest rates. The remote working/educating has also been a positive for short terms rentals. Cape San Blas North accounted for 8 sales (4 Gulf front) one closing for a whopping $2.6m! This is a rare number to achieve in our sleepy little town! C30 and South Cape San Blas each closed 4 sales (1 Gulf front each), and Indian Pass closed 2 Gulf front homes. We had a nice increase to our average sales price compliments of the $2.6m sale, $870,726, the days on market averaged 68. Sales seem to still be moving in a positive direction with 32 homes under contract and 66 left to choose from.
North Gulf County closed 6 lots in November. Howard Creek closed 3, one being a 113 acre parcel known as ‘the lower landing’. This parcel encompasses much of the actual Creek and was purchased by the County for a public boat launch and a small campground. North Overstreet closed 2 lots and Dalkeith 1. The average sales price was is up significantly due to the large purchase by Gulf County, $157,500 and 137 days on market. As of now there are 11 lots under contract, several which are part of a land/mobile home purchase that tend to take 60+ days to close. Click here to view the 89 lots currently on market. We only had 2 home sales in North Gulf County last month. One unique property along Overstreet North in the Wetappo Subdivision and a new mobile home sale in Dalkeith. The average sales price was $157,500 with 137 days on market. There are currently 10 homes under contract and with just 32 on market.
Port St Joe lot sales rose a tad bringing 9 closings. City of PSJ closed 5 lots, Oak Grove 2, Highland View and Jones Homestead each closed one. The average sales price was $128,056 and 94 days on market. There are now 17 lots under contract and 40 lots available. Home sales remained steady with another 10 closings. Aside from the townhome sale in Jones Homestead, the other 9 sales were in the City, many being new construction. The average sales price is up again to $262,516 and 186 days on market. There are 14 homes under contract and just 36 available.
Mexico Beach had just 15 lots sales in November. Mexico Beach sub area closed 12 (3 Gulf front), St Joe Beach 2, and Beacon Hill 1. The average sales price was $180,627 with 92 days on market. Looking forward to a better November with 27 lots under contract. Still a nice variety with 110 lots to choose from. Homes sales were down by 3 from October with 14 closings.. The Mexico Beach and WindMark Beach (1 Gulf front) markets each closed 4 homes, while St Joe Beach closed 5, and Beacon Hill 1. Our average sales price was up to $449,415 and 37 days on market. In this market and nationwide we are seeing things sell higher than usual due to a limited inventory. There are currently 37 homes under contract and 45 on market.
Covid-19 cases seem to be slowing, as we only had 126 new cases since this time last month. Gulf County has had 1105 cases to date.
