Cape San Blas had two closings in November. One each for C30 and Cape San Blas North (1 Bayfront), the two averaged a sales price of $262,500 in a 237 day period. This months report starts with a similar trend of October, higher price averages but also increased days on market. This is the slower time of the year, so Im pleased with the 4 lots we have under contract. Take a pick from one of the 101 lots available! Another 7 home sales, keeps this market consistent with prior months. Cape San Blas North delivered 4 sales, including a stunning Gulf front home that closed at $4.5m! Cape San Blas South closed 2 sales (1 Bayfront, 1 Gulf front), and C30 brought the final Gulf front sale on one of the remaining Hurricane Michael damaged homes. Combined these sales averaged $1,764,286 over a 268 day period. Seven seems to be the a lucky number for this market, as that’s the number of homes currently under contract, leaving 107 on market.
North Gulf County closed 6 lots last month. For an average sales price of $73,250 in a 99 day period, a nice increase in sales price and a consistent 99 days on market. Dalkeith and Overstreet North each delivered 2 sales, while Wewa and White City delivered the remaining two. Our White City sale was a fully improved and RV included sale. There are 5 lots under contract and 90 available. Home sales were down to only 3 in November, two in Wewa one at $405k which is an unusual and high number for this market, and I closed a Riverfront home in the City of Wewa. The three averaged $263,333 in a 77 day market. We have 3 homes under contract and 20 for the taking.
Port St Joe didn’t have any land sales in November but has 2 under contract and 44 for the taking. The residential market looks much better, with 7 closings, City of PSJ delivered 4, 3 of which were DR Horton new construction. Jones Homestead delivered 2 sales, one being a whopper of a 5000+sq ft home that closed at $782k! The final sale in this market was a nice mobile home at a shocking price of $307k! Our average sale price was $391,543 over a 105 day period. The coming months look good for PSJ with 16 homes under contract and my favorite number…98 homes available.
Mexico Beach land sales only fell by 1, producing 4 sales in November. Three in Mexico Beach and one in St Joe Beach. These sales averaged $180k in a 76 day period. We have a mere 6 lots under contract, but as previously mentioned, Im grateful for the activity in this typically slow season. This market has 106 lots available for purchase. The beaches are dominating other markets yet again with 20 sales in November. Mexico Beach closed 12 homes (1 Gulf front), WindMark Beach and Beacon Hill each closed 3, while St Joe Beach delivered 2 sales all for an average price of $706,602 and an average of 76 days on market. There are 23 homes under contract and 129 on market.
The Christmas season is in full swing along the Forgotten Coast! St Joe Beach kicked off parades with its annual golf cart parade this past weekend. Port St Joe will have their parade this Saturday 12/14, Wewa next Saturday 12/21.
