Cape San Blas closed another 4 vacant lots. C30 delivered 2 sales, while Indian Pass (1 Lagoon front) and Cape San Blas North each delivered 1 sale.  As you’ll see in many areas of this month’s report, the average sales price increased.  The Cape market averaged $215k, with 75 days on market.  We have 5 lots under contract, and 104 on market, varying from RV lots to stunning Gulf front options.  Home sales in this market doubled last month’s!  All 8 closings were equally split between North (1 Gulf front) and South Cape (2 Gulf front).  The average sales price increased to $1,352,500 but so did the days on market (141).  As in October’s report, we have 10 homes under contract.  There are still ample options to choose from with 118 homes on market.  

North Gulf County land sales increased again this month with 12 closings. City of Wewa closed 4 lots, Dalkeith 3, Wewa and Overstreet North 2 (1 Intracoastal front) with Howard Creek moving a nice improved RV lot. More in line with the average sale price for this market we’re at $44,333 in 110 days.  Currently, we have 10 contracts on hand and 84 lots to choose from.  This market also delivered 8 home sales last month.  City of Wewa sub area was the heavy hitter with ½ of our sales, Dalkeith pulled 2, while Wewa and Overstreet North delivered one each.  As at the Cape the average sales price ($260,813) and days on market increased (149) increased.  We have 5 homes under contract, with 22 for the taking.  

Port St Joe closed 3 lots in October, 2 in City limits and one airstrip front in Jones Homestead.  The three averaged $82,667 over a 145 day period.  Not a large variation in days on market but nearly ½ in the dollars.  Hopefully, November will get a little stronger and accompany the single contract on hand, after all, there are still 37 lots to consider. This market saw a decrease to 6 home sales last month, but several quality sales boosted our average price to $716,500 but also brought an increase to 92 days on market.  Oftentimes, the higher value makes up for the slower sale. There are 16 homes under contract, a couple being new construction we’ve seen on this list for an extended period of time.  Choosing a home in this market shouldn’t be much of a task with 89 options available.  Of the 15 homes under contract, and 99 on market, the bulk are new construction.

Mexico Beach land sales also rose, delivering 5 closings.  Mexico Beach and St Joe Beach each closed 2 lots, while Overstreet South delivered the final.  The average price was $233,200 in a 67 day marketing period.  Two of the 9 lots under contract are large acreage parcels with plans of mixed use development but not scheduled to close until next summer. If you or someone you know is considering land in Mexico Beach, share the 102 available, and send them my way!  Home sales in this market were higher than any of our other markets, producing 17 closings.  St Joe Beach lead the way with 6 sales (1 Gulf front), WindMark Beach just behind with 5 sales, Mexico Beach closed 4 homes (1 Gulf front) and Beacon Hill brought the remaining 2.  The trend continues, increase in sales price ($613,873) and days on market (109).  We have 26 homes under contract, and 140 to choose from.

Not much to report on in the way of new development but after nearly 10 years selling real estate I finally leveled up and obtained my Florida Real Estate Broker license!!  It was no walk in the park and can’t thank my family, friends, customers and colleagues enough for putting up with me over the last 4-6 weeks.  Many have asked, ‘What’s next’ to which I reply ‘Get my kids through school!’  Our youngest son is a Junior in High School and our daughter will soon transition into her Bachelor’s program.  Yall pray for me!  😊
