Cape San Blas only fell by one sale from August, for a total of 13 in September. The C30 market took the lead with 10 sales, most in the Colors Way RV friendly development. CSB North closed 2 deals and Indian Pass one. We had a Gulf front sales on North Cape and Indian Pass. The average sales price was $102,869 and 86 days on market. This market looks to have a comeback with 18 lots under contract. and 204 to choose from. As in vacant land sales, residential sales decreased by one from August, with 9 sales in September. Cape San Blas North lead the way with 5 sales, two Gulf front and one Bay front, while C30 & Cape San Blas South each closed 2, one being Bay front. The average sales price was $360,631 and 98 days on market. If we can keep all transactions together, we’ll see a rise for October, with the 11 homes under contract. Still searching?? North Gulf County market took a hard hit in September with only 3 lot sales. Two in the City of Wewa, and the final in Dalkeith. Thanks to an 8 acre parcel sale the average sales price was $17,333 and 78 days on market. As bad as it hurts me to say this, it doesn’t appear October will be much better as we only have 4 lots currently under contract. Still much to choose from with 131 lots available. The residential market maintained by closing two more properties in September, as in August. The positive for many, being both of these sales were primary and upper end homes, with an average sales price of 197,500 and 88 days on market. As of now there are 9 homes under contract, three of which carried over from last month, but appear to be heading to the closing table. This leaves us with 37 homes available, many of which are mobile and/or camp homes.
Port St Joe also took a pretty good hit with only 5 sales vs August’s 11. Two sales each for Port St Joe and Highland View and the final in Jones Homestead sub area. The average sales price was $80,200 and 86 days on market. The two in Highland View were on Hwy 98 with unobstructed Bay views, which helped boost our average sales price. Keeping our fingers crossed the 9 under contract make it to closing to give us a nice October, this leaves us 50 lots to choose from. Residential sales were back up in September with 9 sales, all in the Port St Joe sub area. Our average sales price was $169,544 and 64 days on market. There are currently 7 homes under contract and 28 still available. Several being nice high end homes.
Mexico Beach was our only market with an increase for lot sales, September closed 17 lots, which was better than July and August! Mexico Beach sub area still dominating this market with 12 sales, St Joe Beach, 3 WindMark Beach and Beacon Hill each closed one. The average sales price also rising to $187,818 while days on market decreased to 86! Currently we have 14 lots under contract and 128 remaining. The residential market did however see a slight decline with only 12 sales. St Joe Beach took the lead with 8 sales, Mexico Beach 3, and DR Horton closed one in WindMark Beach. The average sales price was is up by more than $100k to $336,968 while days on market also increased to 74. We’re looking good for October with another 21 homes under contract. There are still 83 homes available, with new listing almost daily!
Many were upset by Gulf County’s decision to repeal the RV Moratorium; this is a topic that is consistently brought before the BOCC, I forsee this being a never ending battle. To many an RV next door is no issue but to those with high end homes, it’s a detriment.
Highway 98 is now reopen in Mexico Beach. Several new boardwalks are complete with may still underway. The new dunes and sea oats are blossoming quite nicely. Mango Marley’s, Crazy Beach Pizza and Caribbean Café have been open for many months. Killer Seafood has a food truck and hopes to open for business this month! You can only imagine how excited we are to have a Killer taco!
