Cape San Blas sales remained consistent with the prior months sales delivering 11 closings. Cape San Blas North brought 4 sales (1 Gulf front), Cape San Blas and C30 Corridor each closed 3 lots and Indian Pass closed the final. These sales averaged $264,818 over a period of 150 days. October appears to as consistent with another 13 lots under contract. Plenty of inventory for your choosing with 94 lots left on the market. The residential market took a dip with 7 homes sales in August. Surprisingly Indian Pass closed the bulk of our sales last month with 3 closings (1 Gulf front, 1 Lagoon front), while Cape San Blas North (1 Gulf front) and South each closed 2. The number of sales was down but the average sales price was up quite a bit to $1,239,857 however days on the market were also up to 96. These homes averaged 59 days on the market. There are currently only 9 homes under contract and 72 for the taking.
North Gulf County land sales continue to soar with 19 closings in September. Overstreet North moved 11 of these lots, a couple being fully improved, Wewa closed 6 sales while Howard Creek and White City delivered the remaining 2. The average sales price took another small dip ($50,518) as days on the market also climbed (100). October doesn’t look as sporty with just 11 lots under contract. With these being pushed aside there are still 90 options available. Residential sales for this market are up from July with 6 closings. City of Wewa delivered 4 sales, Dalkeith and Overstreet North (1 Creek front) each closed one sale. The average sales price was $186,767 over the course of 76 days. October is off to a good start with 10 homes under contract and 39 remaining on market.
Port St Joe lot sales were ½ of that in the prior month, with just 3 closings. Two of these sales were in the City of Port St Joe, whereas the 3rd sale was a rare Bayview lot on Hwy 98 in Highland View. The average sales price is up to $148,330 as are days on market (154). There are 2 lots currently under contract and an assortment of options in the 31 lots on market. Home sales in PSJ remained fairly consistent with 10 closings. Seven of these sales were in the City sub area, while the remaining 3 were in Jones Homestead. These sales averaged $346,545 with a mere 31 days on market. We have 26 homes under contract, with all but 2 being new or newer construction. There are 48 homes on market, being a mix of rehab needed, existing and new construction.
Mexico Beach land sales took a big hit with a mere 5 closings. Mexico Beach closed 3 lots, St Joe Beach and WindMark Beach each closed one. Shockingly with the reduction in the number of sales, the average sales price was up even from prior months at $437,100 however days on market also increased to 168. September’s number of transactions was weak but October is shaping up nicely with 12 lots under contract. As in most other markets, the inventory is plentiful with 109 options to choose from. The residential market is still booming at the beach with another 26 sales. The assortment of new construction isn’t helping the sales of existing homes, no matter the size or location. DR Horton products accounted for 13 of the 14 sales in WindMark Beach. Mexico Beach closed 5 homes (2 Canal front), St Joe Beach 4, and Overstreet South delivered our final sale in this market. The average sales price of these was $561,817 with an average of 109 days on the market. Gratefully the 26 homes under contract are a mixed bunch of new construction and existing homes.
