Cape San Blas closed 4 vacant lots in September. One of the two sales on C30 was a Lagoon front lot. Indian Pass and Cape San Blas South each closed a lot. The average sales price was $135,500 in a 118 day marketing period. We have 7 lots under contract, leaving 127 for the taking. Home sales increased by one from August, with 4 September closings. As in lot sales, C30 also closed two homes (1 Gulf front). Cape San Blas North and Indian Pass (Gulf front) each closed one lot. The average sales price was $857,500 in a mere 53 days. Perhaps October will be better than August and September by closing the 10 homes under contract. Here are the 126 homes currently available.
North Gulf County land sales increased with 10 closings. Overstreet North closed 5 lots, (1 Lakefront, 1 Pond front, and 2 Intracoastal Waterway front). Dalkeith and White City each closed 2 lots while Honeyville delivered our final. These sales averaged $70,970 in a 94 day period. The increased sales price is attributed to the 11 acre Intracoastal Waterway lot sale. As of now, we have 13 contracts on hand and 84 lots to choose from. This market delivered 5 home sales in September, 3 in the City of Wewa, 1 being a nicely recently renovated riverfront home. Wewa and Howard Creek each closed one home. These sales averaged a price of $196,300 in a 41 day period. Lately, our days on market have been slightly skewed by listings posted as ‘sold only’. A ‘sold only’ is a property, either for sale by owner or listed on another MLS and entered in our system to assist with comparable sales. We currently have 8 homes under contract, with 28 remaining.
Port St Joe’s land sales are back in their more ‘normal’ range with 2 closings, comprised of an RV lot in Highland View and a restricted lot in Jones Homestead. The two sales averaged $164k in 162 days. Here are the 3 lots under contract. We have 34 vacant lots currently on market. All 10 of last months sales were in the City of PSJ, 7 being DR Horton new construction, and two being high-end homes. The high sale was $1,275,000 for a 4100 sq ft home. These two sales boosted the average sales price to $511,594 with an average of 69 days on market. Of the 15 homes under contract, and 99 on market, the bulk are new construction.
Mexico Beach closed 2 lots in September. The high sale was a Bayfront lot in WindMark Beach, our second sale was in Mexico Beach. The two sales averaged $192,500 in a 29 day period. As in other markets, I am hopeful the 10 contracts on hand close and deliver an amazing October! We have 107 lots available, providing a variety of options. As in August, September closed another 22 homes. WindMark Beach accounted for 8 of our sales, Mexico Beach 7, St Joe Beach 5 and Beacon Hill delivered 2 sales. Of the 22 sales, 11 were new construction. The average sales price was $533,735 over an 83 day period. We have 26 homes under contract, leaving 159 to choose from. As in other markets, the remaining options are quite varied, mobile homes, townhomes, condos, single family even elaborate Gulf fronts!
